REPORTS TO: Property Relations Manager

SCOPE

The Dallas Account Executive will be based in Dallas with a focus on the Dallas/Ft. Worth Markets. This person will be the face of Smart City in regards to leasing agents and property managers in order to develop professional relationships. Individual will be responsible for communicating with property’s via email and in person in order to build rapport with leasing agents and managers when developing negotiated deal contracts.

Employee is permitted to utilize their personal devices for work purposes. iPhone preferred.

SCHEDULE:

Monday - Thursday 8:30am - 5:30pm

Friday 8:30am - 4:30pm

*Overtime required as needed and approved.

RESPONSIBILITIES

  • Travel within the DFW Metroplex to meet prospects and current Property Partners
  • Conduct Calls and Face-to-face meetings with prospects daily
  • Build and Maintain Relationships with new and existing Property Partners
  • Maintain records of all leads and Property Partners accounts
  • Educate prospects on how Smart City can add value to their current marketing efforts
  • Monitor market conditions to understand prospects needs
  • Work closely with the Marketing Department to help build the Smart City Brand

KEY EXPECTATIONS:

  • Look through all incoming communications from properties to identify opportunities for negotiated deals.
  • Prepare, finalize, and get approval from Property Relations Manager for negotiated deal contracts.
  • Develop contracts for all aspects of marketing / research development.
  • Work with the Property Relations Manager to ensure communication between departments (Marketing, Sales and Finance) is streamlined in regards to property relations, contracts and negotiations
  • Property relations
    • Create and maintain relationships, especially during ownership/management changes
    • Initial focus on Dallas Metroplex
    • Work with and attend Apartment Association Events
    • Create and Manage weekly Hot Sheet for agents
    • Achieve Weekly KPI’s
  • Create and land contracts with properties / management companies
    • Negotiate deals and land contracts to guarantee pricing and commissions for Smart City, ensure on time payments are made to the finance department (60 day goal)
    • Negotiate Smart City Exclusives for waived move in fees
    • Analyze agent / leasing data as a means for growth (CRM data)
    • Present and sell value to property managers, regional managers, or developers (via hard data, facts)
  • Attend planned events / happy hours for property leasing agents / management companies / any networking events
  • Work with the Smart City agents to implement new ideas, thoughts, and create action plans to create a smoother leasing process
  • This is a regional position based in Dallas with a focus on the DFW Metroplex

Qualifications

  • Proven Success as a sales representative in your industry
  • Familiarity with different sales techniques and pipeline management
  • Excellent verbal and written communication skills
  • Detail Oriented
  • Willing to work independently
