Position Summary:

As a Smart City Realty Team Lead, you lead from the front—consistently generating a growing pipeline of buyers and sellers to demonstrate what success looks like in real estate. Your personal production is an example to your team, showing them how to prospect, convert, and close business at a high level.

You are hands-on and fully engaged with your Realtors®. Whether you're hosting working sessions, suggesting great local spots to co-work from each week, or being available in the office for real-time support and mentorship, your presence is felt. You create a culture of learning, collaboration, and accountability by simply showing up—consistently and intentionally.

You also focus on growing your team through relationships—building trust with our Smart City Apartment Locators who are ready to take the next step into full-service sales, and actively recruiting external talent to join your team. You’re invested in the long-term success of your team and the people in it.

As a seasoned Realtor®, you maintain your edge in the market by continuing to serve your clients with excellence. You are confident in your local expertise and contract knowledge, and you nurture both new and existing client relationships to drive referral and repeat business. When people think of a trusted Realtor® to work with—or recommend—they think of you and your team.

Essential Functions:

Lead by Example – Drive Production and Model Success

  • Consistently generate and manage a growing pipeline of buyer and seller clients, demonstrating best practices for building a high-performing real estate business.
  • Set personal and team revenue and transaction goals; track progress and hold yourself accountable to exceeding them.
  • Earn commission from both your own production and your team’s closed transactions.
  • Maintain deep contract knowledge and local market expertise to guide clients confidently and competently through buying or selling.

Be Present – Mentor, Coach, and Support Your Realtors®

  • Host regular working sessions and training opportunities to develop your team’s skills and confidence.
  • Suggest and organize weekly local co-working meetups to foster collaboration and accessibility.
  • Be available in the office as a hands-on leader to answer questions, provide feedback, and build community.
  • Provide 1:1 coaching and ongoing support for your team’s transaction management, client communications, and deal strategy.

Build Relationships – Grow Your Team and Brokerage

  • Recruit, onboard, and train Smart City Apartment Locators ready to transition into full-service residential sales.
  • Proactively recruit external Realtors® who align with Smart City’s culture and values.
  • Strengthen relationships with other real estate professionals and brokerages to enhance Smart City’s market reputation.

Deliver World-Class Client Experiences

  • Engage with potential clients and guide them through a hyper-personalized buying or selling journey using the MLS and your local expertise.
  • Manage client relationships and communication throughout the full transaction lifecycle
  • Uphold all six fiduciary duties (Accounting, Care, Confidentiality, Disclosure, Loyalty, and Obedience) in every client interaction.
  • Represent Smart City Realty with professionalism and enthusiasm in all client, agent, and industry touchpoints.

Required Education and Experience:

  • Licensed Real Estate Agent.
  • Realtor® member.
  • $8M in the past 12 months OR $10M total closed sales volume OR 30 closed sales transactions
  • Austin neighborhood experience with expertise of identifying comps, coming soon/off-market availability, and fair market values.
  • Negotiation expertise with proven success in multiple offer situations.
